R & S Inspections – Scott Rickard CMI/Owner

Scott Rickard lives in Salt Lake City and is a full-time, highly motivated, 12 - Year certified, residential property inspector. Scott has a passion to serve his community through service, charity, and mentoring. Scott is familiar with the building practices in the area.

Prior to becoming a Certified Master Home Inspector, Scott possesses over 15 years of experience in residential construction. In addition to his contracting experience, training, continued education, and certifications in home inspections, Scott has the skills and the means to deliver a quick, clear, detailed, and accurate inspection report. Scott inspects each home with confidence, respect, and joy to help you explore your home.

Scott is a Certified Master Inspector with InterNACHI, the world’s largest organization of Residential property inspectors. Scott follows the InterNACHI Residential Standards of Practice and Code of Ethics.

Types of Home Inspections:

Home Inspection - A home inspection is meant to provide you with information regarding the overall condition of installed systems and components of the home. This is based on observation visible to the professional inspector at the time of the inspection. It does not include the prediction of future conditions. Areas that are covered in an inspection:

Site conditions that affect the structure

Seller Inspection - Are you selling your home? Let me, an InterNACHI Certified Professional Inspector®, inspect it before you even list it. A Seller Inspection informs you of any defects or problems with your home so that you can address them before prospective buyers discover them. You can then take the time you need to obtain reasonable repair estimates. Show prospective buyers that you are dealing in good faith. Avoid 11th-hour negotiations and delays, and justify your full asking price by having your home pre-inspected now.

New Construction - New homes are expected to be perfect, right? There aren’t many major problems found in new homes, but there are usually a few minor problems that, collectively, can become a nuisance. Having the home inspected prior to closing will help give you the peace of mind you need

Consultation Services

Seller Consultation: Starting at $300
Are you looking to place your home on the market? Before you do, let me inspect it.
A consultation can be provided to the seller instead of a written report. This service does not replace a home inspection. I will go through the home with the seller/realtor pointing out items that could be corrected prior to putting the home on the market. There is no report generated and the owner takes their own notes for future reference.

Investor Consultation: Starting at $300
Invest with confidence. This consultation will focus on 5 main areas of the home:

Roof
Foundation
Electrical system
Plumbing system
Heating

I will go through the home with the investor/realtor discussing the findings on site. This will provide information to help you create a more precise and accurate budget for your projects. There is no report generated and the investor takes their own notes for future reference.

Pre-Purchase Consultation: Starting at $300
Torn between a couple properties? Unsure you want to make an offer on a home. Get an unbiased consultation to help you decide. I can meet you/realtor at the property to answer questions and concerns about components and systems of the home. We will go through the home pointing out items that should be corrected. There is no report generated and the buyer takes their own notes for future references. Not local to the area? Photos can be provided to the buyer.

Environmental Testing

Radon Testing

R&S Inspections offers Radon Testing at $189 dollars with an inspection. $229 dollars as a stand lone testing without inspection. Minimum of 48-hour testing time. Results are emailed within 1 day business day of monitor pick up.

Mold Testing

Radon Testing

R&S Inspections offers Mold Testing at $359 - 3 samples with an Inspection. $458 - 4 samples with an Inspection. $449 - 3 samples as a standalone testing without inspection. $548 - 4 samples as a standalone testing without Inspection. Extra samples are $99 dollar each. Results are emailed 3 business days after the testing.

R&S Inspections offers Meth Testing at $249 dollars with an inspection. $324 dollars as an alone testing without inspection. Results are emailed 3 business days after the testing.
